Fulshear vs. Katy: where should you buy in 2026?
Fulshear and Katy both put you on the I-10 corridor west of Houston, but in 2026 they answer different buying questions. Per Redfin, Fulshear's median sale price ran near $550,000 for the three months ending September 2026, down roughly 7.5 percent year over year, while Katy's citywide median ran near $350,000, up about 1.4 percent. The price gap is real, and so is the monthly gap in property taxes: Jordan Ranch's combined tax rate of about 2.82 percent runs well above Katy's roughly 1.64 percent effective rate. This post puts the two side by side with sourced numbers and dates so you can decide which trade-off fits your budget and your life.
The price picture, September 2026
Redfin's Fulshear housing market page, accessed October 26, 2026, reports a median sale price of about $550,000 over the three months ending September 2026, down 7.5 percent year over year. Redfin's Katy housing market page for the same window shows a median near $350,000, up 1.4 percent. HAR.com, which tracks active listings rather than closed sales, listed a Katy monthly median of $334,900 for September 2026 on its Katy price trends page.
Treat both medians as starting points, not verdicts. "Katy" covers a very large geography, from older small homes to new master-planned sections, and HAR itself reports a much higher median for its Katy-Southwest submarket. Fulshear's number reflects newer, larger master-planned product like Jordan Ranch. The honest way to read the gap: more house for newer construction tends to cost more in west Fulshear, while Katy offers a wider spread of prices depending on which neighborhood you pick. Our market snapshot page has the Brookshire and 77423 figures this home's area runs on.
Property taxes are the big monthly difference
The gap that surprises most buyers is the tax bill. Katy ISD approved a 2025-26 tax rate of $1.1171 per $100 of value, flat for a second consecutive year per Katy ISD's tax rate page, and combined effective rates in Katy land near 1.64 percent before exemptions. Jordan Ranch, where 2103 Germander Ln sits, stacks Lamar CISD at $1.1469, Fort Bend County at $0.4120, the City of Fulshear near $0.1679, and Fulshear MUD No. 3A at about $1.12, for a combined nominal rate near 2.82 percent, per Lamar CISD's tax information and HAR.com's Jordan Ranch breakdown.
On a $540,000 price, that difference is visible. Jordan Ranch's 2.82 percent rate is about $15,200 a year before exemptions; with the Lamar CISD $140,000 school exemption, the 20 percent Fort Bend County exemption, and the 14 percent Fulshear city exemption applied, Fulshear's effective rate drops to roughly 2.05 percent, about $11,000 a year on this price, the estimate in our Fulshear buying-costs guide. The same $540,000 in Katy at a 1.64 percent effective rate runs nearer $8,900 before exemptions. Add Jordan Ranch's HOA dues of about $1,125 a year for the amenity center and parks, and the "cheaper list price" in Katy can shrink quickly once taxes are in the monthly payment. Schools: two districts, different feeder paths
The school district is usually the deciding factor, and here the two cities split cleanly. Homes in Katy proper generally feed Katy ISD, a large district that serves most of Katy and the surrounding area. Homes in west Fulshear like 2103 Germander Ln feed Lamar CISD, whose 2025-26 rate of $1.1469 stayed flat for a third year.
For this specific address, the Lamar CISD feeder pattern is Willie Melton Sr. Elementary (kindergarten through 5th grade, opened inside Jordan Ranch in August 2024), Roberts Middle School (6th grade), Leaman Junior High (7th and 8th), and Fulshear High School (9th through 12th). Lamar CISD is opening new elementaries and secondary campuses across the 2026-27 and 2027-28 school years, so an assignment can change after you buy. Confirm the current map with Lamar CISD's SchoolSearch tool before you rely on it, and read the full detail in our schools post for this address.
Commute: Fulshear is one more leg west
Fulshear sits about eight miles west of Katy on the corridor, and every eastbound trip from Fulshear passes through or near Katy. From 2103 Germander Ln, the off-peak drive to Katy is about 10 to 15 minutes, the Energy Corridor about 25 minutes, and downtown Houston about 40 to 45 minutes on I-10, per our commute guide. Choosing Katy proper shortens those trips by roughly that first leg, which matters if you drive into Houston daily at peak hours. If you work from home or commute a few days a week, the extra minutes buy the newer, larger house west of Katy.
Everyday life: groceries, dining, and retail
West Fulshear is no longer a retail desert. The H-E-B Jordan Ranch store at 29711 Jordan Crossing Boulevard opened October 29, 2025, minutes from 2103 Germander Ln, and Fulshear's dining mostly lines FM 359. For a bigger shopping day, Katy Mills sits in Katy about 20 minutes east with roughly 175 stores, dining, and a movie theater, and the rest of Katy's retail is about 10 to 15 minutes farther down I-10. The practical difference: Fulshear buys you a shorter trip to the grocery and a stronger community amenity scene per our Jordan Ranch guide, while Katy buys you more retail and restaurants within a shorter radius.
What $540,000 buys in each
To make it concrete: 2103 Germander Ln is an active MLS listing (54905360) in Jordan Ranch, Fulshear, at $540,000, below Fulshear's recent median. It is a 2021-built, 4-bedroom home with 3 full baths and a half bath, 2,874 square feet, luxury vinyl plank flooring throughout, a chef-inspired kitchen with gas cooktop, an upstairs flex room, smart home features, an expanded patio and decking, and an 8KW solar system. The same dollar in Katy's citywide market sits above the $350,000 median, which is what makes this an apples-and-oranges spread; you would compare it to specific Katy neighborhoods, not to a single citywide number. A Katy home traded for a similar footprint in a specific newer community will land with a lower tax bill, while the Fulshear home brings solar, the renovated finishes, and the Jordan Ranch amenity package.
