How long is the commute from Fulshear to Katy and Houston?

From 2103 Germander Ln in Fulshear, the off-peak drive to Katy is about 10 to 15 minutes, the Energy Corridor about 25 minutes, and downtown Houston about 40 to 45 minutes on I-10. Weekday rush hours add 30 to 60 minutes to those trips. This post lays out the routes, the toll options, and the airport math, with every figure sourced and dated so you can check it yourself.

Three ways out of Fulshear

2103 Germander Ln sits in Jordan Ranch, off FM 359 south of the I-10 Katy Freeway. The fastest way east is FM 359 and Pin Oak Road north to I-10, then straight through Katy and into Houston. A second option runs south to FM 1093, where the Westpark Tollway crosses Fulshear, a useful alternative for the Energy Corridor and Uptown destinations. A third route just got better: a two-mile segment of the Westpark Tollway extension near FM 359 and FM 1463 opened on February 28, 2026, per Covering Katy, which shortens the connection from the Jordan Ranch side of Fulshear to the tollway's western gateway.

Off-peak drive times, with sources

These are the numbers most mapping tools show in light traffic, checked for this post on October 6, 2026. Real trips vary with traffic, weather, construction, and your exact destination, so treat them as planning ranges, not promises.

  • Katy: about 10 to 15 minutes off-peak, 8 to 12 miles depending on which part of Katy you are heading to. FM 359 north to I-10 east is the direct line.
  • Energy Corridor (Eldridge / Addicks area): about 25 minutes off-peak via I-10 or the Westpark Tollway.
  • Downtown Houston: about 40 to 45 minutes off-peak, roughly 37 miles by I-10; TravelMath's driving-time calculator puts the trip at about 41 minutes.
  • Texas Medical Center: about 45 to 55 minutes off-peak, running I-10 east to the 610 West Loop and exiting around Holcombe or Fannin.
  • George Bush Intercontinental Airport (IAH): about 50 to 60 minutes off-peak, roughly 53 to 54 miles door to door, per TravelMath and airport.guide.

What rush hour does to those numbers

Houston's weekday rush runs roughly 7 to 9 in the morning and 4 to 6 in the evening, and it is during those windows that you should plan on 30 to 60 extra minutes for downtown and Energy Corridor trips, sometimes more. The Katy Freeway is one of the busiest corridors in the region: the free lanes slow first, while the managed lanes keep moving, at a price described below. Buyers here routinely answer the commute question for themselves by driving the exact route at the exact time they would travel daily. Do that before you commit, and the numbers stop being guesses.

Tolls: what the express lanes cost

The I-10 Katy Managed Lanes run from SH 6 to the 610 Loop with dynamic congestion pricing, per HCTRA's published rate chart. Rates rise and fall with demand, so a weekday-morning Eldridge segment can run about $2.10 to $3.20 with EZ TAG, an off-peak or weekend trip can cost as little as $0.30 to $0.40, and a full peak-period run can top $10. EZ TAG holders get a 10 percent discount, and vehicles with two or more people ride free on the Katy-CBD HOV ramp with the right credentials. The Westpark Tollway bills by distance; HCTRA lists roughly $1.20 at the Cook Road plaza with EZ TAG. None of this is required spending: the free lanes get you there, just slower in the peak windows.

Getting to the airports

George Bush Intercontinental is the main hub, roughly 50 to 60 minutes from Fulshear and about 53 to 54 miles door to door. The usual route runs I-10 east to 610 or I-45 north, with the Hardy Toll Road an option for the final stretch. William P. Hobby is the closer-in alternative on the south side of Houston, also a full cross-town drive, so give yourself the same generous buffer for traffic, security, and parking either way.

What this means for buyers at 2103 Germander Ln

The tradeoff is the point. Fulshear prices run well below Katy and the Energy Corridor; the market snapshot page and the Fulshear buying-costs post show how far a dollar goes here. 2103 Germander Ln is listed at $540,000, below Fulshear's median sale price, for a 4-bedroom home with 3 full baths plus a half bath, about 2,874 square feet, with no carpet, a chef's kitchen with a gas cooktop, a home-theater flex room upstairs, smart home features, and an 8KW solar array that helps offset the utility bill. If you commute a few days a week, the extra minutes buy a lot of house and a quiet street. If you commute every day at peak, run the test drive before you write the offer.
