Fulshear buyers in Fort Bend County can cut their annual property tax bill the moment they buy, as long as they file the Texas residence homestead exemption. For a home in this area the numbers are meaningful: qualifying owners take $140,000 off the Lamar CISD school-taxable value, plus 20 percent off the Fort Bend County share and 14 percent off the city of Fulshear share. This guide walks through how the exemption works, what it saves on a home priced like 2103 Germander Ln, and the deadlines that matter, with sources checked October 27, 2026.

What the residence homestead exemption actually does

The residence homestead exemption removes part of a home's appraised value from the property tax calculation. It does not lower tax rates and it does not apply to every property you own: only to your primary residence, the home you own and occupy as of January 1 of the tax year. Each taxing unit that grants the exemption applies its rate to a smaller taxable value, and the savings show up on the bill you pay. Fort Bend County, the city of Fulshear, and Lamar CISD all grant it here, and FBCAD, the Fort Bend County Appraisal District, is the office that applies it.

Three exemptions apply to a home in Fulshear

The largest is the school-district exemption. Lamar CISD exempts $140,000 of appraised value on a residence homestead, raised from $100,000 under Texas Proposition 13, effective for the 2026 tax year. Owners 65 and older, or with a qualifying disability, get an additional $60,000, for $200,000 total off the school-district share.

Second, Fort Bend County exempts 20 percent of a home's appraised value, or $5,000, whichever is greater, on its portion of the bill. Third, the city of Fulshear exempts 14 percent, or $5,000, whichever is greater, for homes inside city limits, per the county's tax rate and exemption worksheet and the Fort Bend County homestead page. Fulshear MUD 3A and other special districts also appear on a Jordan Ranch tax bill, and each district has its own exemption policy, so the exemption detail shown inside FBCAD's portal is the source of truth for the full picture at a specific address.

What it saves on a home like 2103 Germander Ln

To make it concrete, run the exemptions against a $540,000 value, the current asking price of 2103 Germander Ln in Fulshear's Jordan Ranch community, using the rates in place for the 2025-26 fiscal year: Lamar CISD at $1.1469 per $100, Fort Bend County at a combined $0.4220 per $100 including drainage, and the city of Fulshear at $0.167903 per $100, per Lamar CISD's tax page, Fort Bend County's 2025 tax rate notice, and the city of Fulshear's finance page. The exemption math:

  • School share: $140,000 off value at $1.1469 saves about $1,600 a year.
  • County share: 20 percent off value (about $108,000) at $0.4220 saves about $450 a year.
  • City share: 14 percent off value (about $75,600) at $0.167903 saves about $125 a year.

Total: roughly $2,200 a year, about $180 a month, before any additional senior or disability exemptions. Two caveats. The exemption applies to the appraised value FBCAD sets, which can differ from the list price, so the savings scale with the value the district assigns. And rates move: the city of Fulshear has adopted $0.190549 for fiscal year 2026-27, and Lamar CISD has proposed $1.139 for 2026-27, per Community Impact and city budget reporting, so recheck the current rates when a bill arrives. When and how to file

File Form 50-114, the Residence Homestead Exemption Application, with the Fort Bend Central Appraisal District, not with the tax assessor-collector. You can apply online through FBCAD's eServices exemption portal at fbcad.org/homestead-exemptions, or by mail or in person. The standard deadline is April 30 of the tax year, and you must own the home and occupy it as your primary residence on January 1 of that year. Since a 2022 state law, buyers can file in the same year they purchase and still qualify. Applications filed on or after September 1 must include a copy of your Texas driver's license or DPS ID, and the address on it must match the exempt property. If you miss the window, late filing is possible under certain conditions, so ask FBCAD or Carol before giving up on the year.

The 10 percent appraisal cap that comes with homesteading

Once the homestead exemption is on file, Texas limits how fast your appraised value can grow: no more than 10 percent in a single year compared with the prior year's value. That is the protection that keeps a fast-appreciating market like the Katy-Fulshear corridor from doubling your tax bill overnight, and it stays in place as long as the home remains your primary residence. Combined with the exemptions above, it is the reason Fulshear's effective tax rate lands well below its nominal rate, a gap the market snapshot and the Fulshear vs. Katy comparison both walk through.

What to do the week you close

File as soon as you have your deed and have moved in, and certainly before April 30 of the tax year, to lock in the exemption for that year. Confirm inside the FBCAD portal which taxing units granted exemptions at your address, because a change of ownership can reset what is on file. Keep your mailing address current with FBCAD so appraisal notices actually reach you. And if you are buying toward the end of the year, ask Carol for the exact filing timeline tied to your closing date, since the deadline that matters is the one after you take possession.

If saving for this purchase is the bigger question, the first-time buyer guide covers down payment help, closing, and the rest of the buying process, and the market snapshot holds the latest Brookshire and 77423 figures for context.

Property tax math is address-specific: the appraisal, the exemptions already on file, and the MUD's share all change the answer, and no two Jordan Ranch homes bill exactly alike.
