New construction vs. resale in Fulshear: which should you buy?

A golden-hour street of brick and stone homes in a master-planned Fulshear community, newer and established homes together

Fulshear buyers choosing between a new build and a resale in Jordan Ranch have two different ways to get to the same place: the same Lamar CISD feeder schools, the same parks and amenity center, and the same H-E-B a few minutes away. New construction in the community currently starts in the low $300,000s and runs past $1 million depending on the builder and lot, while a finished 2021 resale like 2103 Germander Ln is listed at $540,000 with the upgrades already done. This guide compares the two on cost, timing, and warranty so you can see which one fits your move.

What new construction costs in Jordan Ranch right now

About nine builders sell new homes in Jordan Ranch today: Beazer, Chesmar, David Weekley, Highland, J. Patrick, Lennar, Perry, Village Builders, and Westin, per the community's official builder page. According to NewHomeSource's Jordan Ranch listings, checked October 19, 2026, new construction starts around $305,000, averages roughly $548,000, and runs from about $320,000 to $1.15 million, or about $191 per square foot across the community.

To make that concrete, some published starting points in 2026: Chesmar's Chateau Collection from the $320s, Perry's 40-foot lots from about $381,000, Highland's 55-foot lots from about $460,000, and Lennar from roughly $342,000 to $543,000. These are starting prices, not what you pay. Lot premiums, structural options, and finish upgrades all add on, and builders run changing incentives, so treat any published figure as a snapshot and get a written quote for the exact plan and lot you want.

What a resale like 2103 Germander Ln brings instead

2103 Germander Ln is a 2021-built home, which makes it newer than most resales in the area while already being finished and ready to live in. It lists at $540,000 for 4 bedrooms, 3 full baths and a half bath, and 2,874 square feet, about $188 per square foot, as active MLS listing 54905360 per HAR.com. The upgrades a buyer would otherwise pay for on a new build are already in place: luxury vinyl plank flooring throughout with no carpet, designer lighting, acoustic slat accents, cordless blinds, custom floating cabinets, a chef-inspired kitchen with a gas cooktop and premium water filtration, a whole-house dehumidifier, an upstairs flex room, custom walk-in closet shelving, and upgraded baths.

The systems that take the longest to appreciate are there too: an 8KW solar panel system, a Nest thermostat, keyless entry, and a doorbell camera. Outside, an expanded patio and decking are framed by fruit trees with landscaping already established, which on a new build is the part that takes years to grow in. You can see every room in the gallery.

New home warranties vs. a resale's protections

New construction in Texas is commonly backed by a 1-2-10 limited warranty: one year on workmanship and materials, two years on major systems such as plumbing, electrical, and HVAC, and ten years on structural components. That became the industry standard through the Texas Residential Construction Commission Act, and although the commission was dissolved in 2010 and the coverage is now written into contracts rather than required by law, most production builders still offer it. A 2023 law also allows builders to shorten structural coverage to six years, so read the actual warranty document before you sign.

A resale shifts the protections. Your safety net is a professional inspection, the seller's disclosure, and often a home warranty policy on systems and appliances. With a solar-equipped resale like this one, the key questions are whether the panels are owned or leased, how old the system and inverter are, and whether any remaining warranty transfers. Carol can help you verify all of it with the documents.

The timing: moving this year or building for next

Jordan Ranch production homes typically take about 4 to 7 months to build, with semi-custom plans running 6 to 12 months and a full plan-to-move-in timeline in the Houston area averaging 6 to 9 months, per builder estimates and community guides. If your lease ends, a school year starts, or you simply do not want to wait, a resale closes in weeks rather than months. If you can plan ahead and want to pick every finish, the build timeline is a feature, not a problem. Both routes can make sense; the question is what your calendar allows.

Per-square-foot and total cost math

Across Jordan Ranch, NewHomeSource puts new construction at about $191 per square foot on average, while 2103 Germander Ln works out to roughly $188 per square foot on its $540,000 list price. On paper the two are close, but the comparison is not quite apples to apples: a new-build quote covers the base plan with options priced separately, while the resale price includes the solar system, the kitchen and bath upgrades, the flex room build-out, and the established landscaping. Add taxes and HOA dues on either side, and the difference shows up less in the price per foot than in what is already included. The buying-costs guide lays out the tax rate and the Jordan Ranch HOA and foundation fee in full.

What to check either way

Whether you build or buy existing, the same checks apply in this community. Confirm the current school assignment with Lamar CISD, because boundaries here change as the district grows; the feeder pattern for this part of Fulshear today is Willie Melton Sr. Elementary, Roberts Middle, Leaman Junior High, and Fulshear High, detailed in our schools post. Review the HOA dues and the one-time foundation fee that Jordan Ranch collects at closing. And read the market snapshot for where prices and days on market sit in the Brookshire-Fulshear corridor right now, then tour the neighborhood guide to see what sits within a short drive.
